I live and work in Laguna Niguel, so I get asked about this market constantly — usually some version of "is it still going up?" Here is the actual data, and then the parts the data does not tell you.
What Laguna Niguel costs in 2026
For the three months ending June 2026, Redfin reported a median sale price of $1,513,426 in Laguna Niguel — up 9.8% year over year. That is a substantial move, and it is worth putting next to the statewide picture: California's median existing single-family price in July 2026 was $887,680, essentially flat at +0.3% year over year, per the California Association of Realtors.
Laguna Niguel is not tracking the state. It is running well ahead of it.
The rest of the picture, same period:
- 202 homes sold, up 7.3% year over year — volume is rising, not just prices
- 38 days median time on market
- 99.0% of list price on average
- 29.0% of homes sold above asking
Zillow's home value index, which measures the whole housing stock rather than just what sold, put the typical Laguna Niguel home at $1,494,001 as of July 31, 2026, up 4.4% year over year, with homes going pending in around 24 days.
Those two numbers use different methods, so do not expect them to match. What matters is that they point the same direction.
Reading it honestly
Nearly three in ten homes selling above asking is a seller's market. Full stop. But look at the whole set together and it is a more specific story than that.
An average of 99.0% of list price means well-priced homes are getting close to their number, not blowing past it. Thirty-eight days on market is not frantic. This is not 2021.
What it looks like on the ground: correctly priced homes in good condition move quickly and sometimes get competition. Overpriced homes sit, cut, and eventually sell for less than they would have if they had been priced right on day one. The gap between those two outcomes is the entire job.
Redfin scores Laguna Niguel at 68 on its competitiveness index — busy, but not the most competitive market in the region. Carlsbad, at 72, is tighter.
What the numbers do not capture
Laguna Niguel is a collection of very different neighborhoods wearing one name. A single-story in Niguel West, a hillside home above Crown Valley with an ocean view, a townhome near the lake, and a gated estate in Bear Brand are four different markets with one median between them. When someone quotes you "the Laguna Niguel median," ask which Laguna Niguel.
The view premium is not linear. Two homes on the same street with similar square footage can be separated by hundreds of thousands of dollars based on what you see from the primary living space. Not the backyard — the living space. Buyers pay for the view they see every day, not the one they have to walk outside for.
You are inland-adjacent, and that is the value. Laguna Niguel gives you coastal Orange County access — Salt Creek, Dana Point Harbor, Laguna Beach — without full coastal pricing. Laguna Beach's median sale price for the same period was $3,198,260. Dana Point's typical home value was $1,754,054 as of July 31, 2026. Laguna Niguel is meaningfully below both while sitting minutes from each.
Fire risk and insurance are a real line item. Portions of Laguna Niguel sit against open space and brush. Insurance availability and cost vary by address, and with a 29.1% average FAIR Plan rate increase taking effect October 15, 2026, this is not a detail to sort out after you are in contract. Quote it early.
If you are buying here this fall
Know where you land on the conforming loan limit. Orange County's 2026 limit is $1,249,125, and the county median is $1,475,000 — meaning a lot of Laguna Niguel buyers are jumbo buyers whether they planned on it or not. Sort that out before you write, not after.
Then be ready to move. Thirty-eight days is the median, which means half of everything sells faster than that, and the good ones are always in the faster half.
If you are selling here this fall
Price it right the first time. A 99.0% sale-to-list average tells you the market is disciplined — it is rewarding accurate pricing and punishing optimism. The 29% of homes going above asking are, overwhelmingly, homes that were priced correctly and drew multiple buyers, not homes that were priced high and got lucky.
Fix the small things. In a market with rising inventory, condition is the tiebreaker between your house and the comparable one two streets over.
