Mission Viejo in 2026: The South OC Market Where 10% Down Still Stays Conforming

Mission Viejo in 2026: The South OC Market Where 10% Down Still Stays Conforming

People who can't make Laguna Niguel's numbers work usually look one city over next, and that city is usually Mission Viejo. Here's what that market actually looks like right now, plus one loan detail that matters more here than anywhere else in South OC.

What Mission Viejo costs in 2026

For the three months ending August 2026, Redfin reported a median sale price of $1,244,500 in Mission Viejo, up 5.5% year over year. The median price per square foot was $652, up 4.7%.

The rest of the picture, same period:

  • 279 homes sold, flat with the same period last year
  • 44 days median time on market, down from 47
  • 99.1% of list price on average
  • 31.5% of homes sold above asking, up 5 points from last year
  • 30.9% of homes had a price drop, down 2.5 points

Reading it honestly

Prices are rising, but sales volume isn't. When that happens, a market is being driven by limited supply, not a rush of new buyers.

Almost a third of homes selling over asking says the right house still draws competition. Almost a third cutting price says the wrong price still sits. Both are true at once, and which group a house lands in is mostly decided on listing day.

Forty-four days is not a frenzy. Buyers here have time to think, and they use it.

The loan detail that makes Mission Viejo different

Orange County's 2026 conforming loan limit is $1,249,125. Mission Viejo's median sale price is $1,244,500, just under it.

That matters because of the loan amount, not the price. At the median, a buyer putting 10% down borrows about $1,120,050. That's a conforming loan, with conforming guidelines.

Run the same 10% down in Laguna Niguel, where Redfin's median was $1,513,426 for the three months ending June 2026. The loan comes to about $1,362,083, which puts that buyer in jumbo territory. Jumbo loans usually ask for more reserves and stricter documentation.

The two medians cover different periods, so treat this as a rough comparison. The point holds either way: in Mission Viejo, a typical purchase with 10% down usually stays conforming. One city over, it usually doesn't.

What the numbers don't capture

Mission Viejo is not one market. A single-story near the lake, a hillside home with a view toward Saddleback, and a condo near the Shops are three different purchases sharing one median.

Ask whether the home is inside the Lake Mission Viejo Association area. Lake access is a real perk, but it comes with association dues and rules. Know both before you write an offer.

Insurance is a real line item here too. Parts of the city back onto open space and brush, and California's FAIR Plan average rate increase of 29.1% takes effect October 15. Get a quote before you remove contingencies, not after.

If you're buying here this fall

Get pre-approved with your real down payment and see which side of $1,249,125 your loan lands on. A small change in price or down payment can move you between conforming and jumbo.

Then be ready to move on the good ones. Half of everything sells in under 44 days, and the well-priced homes are in that half.

If you're selling here this fall

Price it right on day one. With 30.9% of homes cutting price, the market is telling you exactly what happens to optimism.

Also think about who your buyer is. Many of them are trying to stay under the conforming limit, so a price just above a buyer's number can shrink your pool.
