Pasadena

The architectural heart of the San Gabriel Valley. With more than thirty historic districts, the country's deepest Craftsman inventory, and estates by Greene and Greene, Myron Hunt and Wallace Neff, Pasadena is the rare Southern California city where the houses themselves are the draw.

Welcome to Pasadena

The architectural heart of the San Gabriel Valley

Pasadena is the rare Southern California city where the housing stock is the attraction. It is the national center of the American Craftsman movement, home to Greene and Greene's Gamble House and Frank Lloyd Wright's La Miniatura, with more than thirty nationally registered historic districts inside the city limits. Layered on top of that are Spanish Colonial Revival estates, Wallace Neff commissions, Prairie and Period Revival streets, and 1940s hillside modernism. Caltech and JPL anchor the intellectual life, and the Rose Parade puts the city in front of the world every New Year's Day.

Pasadena Real Estate Market

Pasadena has moved into a more balanced posture, with days on market lengthening and transaction volume well off its recent highs, even as well-priced homes in the strongest districts continue to draw competition. For buyers, that combination means genuine negotiating room in a market that rarely offers any. Single-family and condominium pricing diverge sharply here, and the condominium market remains the accessible entry into an otherwise expensive city. Bungalow Heaven, Garfield Heights, and Historic Highlands hold the Craftsman inventory; Madison Heights and Orange Heights carry the professional-class historic streets; Oak Knoll remains the city's most prestigious address, with estates by Greene and Greene, Myron Hunt, Sylvanus Marston, and Wallace Neff. Two practical notes: homes inside Landmark and historic districts are subject to design review that constrains alterations, and insurance should be shopped the day escrow opens rather than the week before closing, particularly in the foothill zones. What to Love

  • More than thirty historic districts and the country's deepest Craftsman inventory
  • Old Pasadena: twenty-two blocks of historic brick, retail, and restaurants
  • The Huntington, the Norton Simon, and the Pasadena Playhouse within minutes
  • The Rose Parade and Rose Bowl Game every New Year's Day

Local Lifestyle

Pasadena runs on walkable districts rather than a single downtown. Old Pasadena, Playhouse Village, South Lake Avenue, and the Civic Center each have their own character and their own regulars, and the Metro A Line puts two stops inside Old Pasadena. The Arroyo Seco cuts the western edge of the city with canyon trails and the Colorado Street Bridge above it, and the San Gabriel Mountains sit close enough to shape the weather and the weekends. It is a city of institutions, mature trees, and people who chose the house for the house.

Dining, Entertainment & Shopping

Old Pasadena carries more than two hundred retail stores across twenty-two blocks, with One Colorado's brick courtyard at its center. South Lake Avenue runs ten to twelve tree-lined blocks of upscale boutiques and designer stores near The Langham. Playhouse Village covers thirty-two downtown blocks with forty-five-plus restaurants, bars, and coffee shops, plus Vroman's, Southern California's largest independent bookstore, and Canterbury Records. Paseo Colorado adds an open-air promenade in the Civic Center district. The Rose Bowl Flea Market fills the second Sunday of every month with more than 2,500 vendors.

Things to Do

The Huntington Library, Art Museum, and Botanical Gardens sits just over the line in San Marino and is the region's premier cultural institution. The Norton Simon Museum anchors the parade route, the Gamble House offers tours of Greene and Greene's masterwork, and the Armory Center for the Arts, A Noise Within, and the Pasadena Playhouse carry the performing arts calendar. Eaton Canyon and the Arroyo Seco handle the hiking, and Arlington Garden is the city's public garden. Caltech's Beckman and Ramo Auditoriums host lectures and concerts throughout the year.

Schools

Pasadena Unified School District serves Pasadena along with Altadena and Sierra Madre. The district runs an extensive magnet and open-enrollment system, so a home's address does not automatically determine placement and families should work through the district's enrollment process. Schools include:

  • Pasadena High School
  • John Muir High School Early College Magnet
  • Blair High School
  • Octavia E. Butler Magnet
  • Eliot Arts Magnet
  • Don Benito Fundamental School

A Note from zRE Group

Pasadena is a market our agent Vanessa Ricchiazzi knows from the inside out, having grown up here, and it is one of the few cities in California where knowing the block matters as much as knowing the comps. A Craftsman inside a Landmark district and a similar house two streets outside one are not the same asset, and the difference shows up in what you are allowed to change. We would rather have that conversation before you write the offer.
